At the base of the beautiful Lebombo Mountains and along the blue waters of Lake Jozini in Eswatini, you’ll find Royal Jozini Private Game Reserve. It’s a quiet and peaceful game reserve where people can enjoy nature, wildlife, and comfort, all in one place. What began as a bold leisure development has evolved into one of Eswatini’s most meaningful conservation projects, balancing eco-conscious living with world-class experiences in the bush.
We had the pleasure of speaking with Lynda, one of the reserve’s investors and Chair of the Conservation Committee. Lynda also manages marketing and reservations for Royal Jozini’s lodge owners and spoke to us about the purpose-driven reserve and made it obvious that the original vision for Royal Jozini was always ambitious. “We were looking at a golf course, two hotels, a casino, and 600 houses. But since 2007, that vision has evolved into something more meaningful, something with conservation at its heart,” she expressed.
Today, Royal Jozini is a carefully developed private game reserve prioritizing preservation. The project now allows for a maximum of 200 homes, a clubhouse, and a modest commercial centre at the gate, complete with shops and a restaurant. This measured transformation showcases a deep respect for the land and its ecosystems.
The breath-taking scenery played a vital role in selecting this location. “With the stunning beauty of the Lebombo Mountains and the blue waters of Lake Jozini, it was the perfect place,” says Lynda. “It’s not just about developing tourism; it’s about blending lifestyle with the rhythms of nature.” Tiger fishing on the lake and vast game-viewing opportunities make Royal Jozini an ideal spot for adventure-seekers and nature lovers alike.
Royal Jozini is part of a bigger plan to join Eswatini and South Africa in a shared nature park. Though formal integration is still in the works, the Eswatini government continues to push for this collaboration. The idea is to let people enjoy both sides of the park without needing to go through border control, depending on where they enter. “In practice, if you enter the park from one country, you’ll need to exit through the same country,” explains Lynda. “This arrangement helps bypass border regulation issues while maintaining conservation integrity.”

“…Royal Jozini leaves a legacy of beauty, of conservation and preservation, that people from around the world can enjoy and hold in their memories as having experienced something special…”
Royal Jozini welcomes guests into privately owned, fully equipped lodges that range from lakeside retreats to elevated mountain-view homes. All are self-catering, serviced by housekeepers, and offer different configurations for couples, families, or groups. For those seeking a rustic group experience, the tented lakeside camp sleeps 16, complete with solar-powered lighting, a communal lapa kitchen, and daily housekeeping.
Royal Jozini has a variety of places to stay, depending on what you need: a tented camp on the lake shore with solar lights and fans. It sleeps 16 people in 4 twin tents and 2 family tents. This is great for fishing or birding groups. It comes with clean linen and towels, a fully equipped kitchen and dining area (called a lapa), two bathrooms, and daily housekeeping. There are also three private lodges for couples, which have their own bathrooms and kitchens, and you can also ask for a cooking service. Eight lodge homes mostly with four bedrooms each are perfect for families or groups. These homes are booked as a whole and are located near the lake or with views from the mountains.

“This is the only reserve in Eswatini where you’ll find five unique ecosystems…From mountain terrain to arid veld, one of the last of its kind in the world. Our biodiversity is incredible.”
Activities on offer at Royal Jozini include: guided game drives with ranger Thando in a 16-seater Unimog (a Hollywood veteran from Blood Diamond), boat-based game viewing, chartered tiger fishing trips, bird-watching across five diverse ecosystems with over 300 species recorded, and an annual tiger fishing competition each October.
“This is the only reserve in Eswatini where you’ll find five unique ecosystems,” Lynda points out. “From mountain terrain to arid veld, one of the last of its kind in the world. Our biodiversity is incredible.” Importantly, Royal Jozini is completely off-grid, running on solar power, gas, and its own water filtration. Guests are invited to embrace mindful conservation living without sacrificing comfort. “This doesn’t mean guests are ‘roughing it,’” says Lynda. “But we do ask them to leave their clothes irons at home.”
Beyond luxury and adventure, Royal Jozini aims to reconnect people with nature. “It’s a place of healing,” Lynda says. “We want guests to slow down, to watch the seasons shift, to feel a sense of belonging in creation.” They have hosted birthdays, work retreats, and even weddings for up to 50 people with a two-night stay required. They don’t allow guests to have day visitors, so a traditional wedding is not allowed. Other events include: fishing and birding group trips, yoga or photography retreats, wine or gin tastings, and small conferences or team-building weekends.
Game drives offer the chance to spot leopard, giraffe, zebra, elephant, buffalo, waterbuck, kudu, nyala, gnu, impala, duiker, warthog, reedbuck, and bushbuck. Then there are the small cats, bush pigs and porcupines, jackals, and hyenas. Plans are underway to reintroduce cheetah and lion, adding to the reserve’s already rich biodiversity.

When it comes to the best time to visit, each season offers something unique, but winter is Lynda’s personal favorite. “The days are warm, the lake water is usually flat, and it is cool enough at night to light a boma fire and sit with oil lamps to tell stories of the bush,” she says. “But spring brings flowering knob thorns, and summer holds its own magic.”
Royal Jozini continues to grow, with more homes under development and increased interest from international visitors, including returning groups from Spain. Every booking is handled personally, ensuring tailored experiences that cater to specific needs.
In Lynda’s words, “We hope Royal Jozini leaves a legacy of beauty, of conservation and preservation, that people from around the world can enjoy and hold in their memories as having experienced something special.”
